The house is settled on a land of approx. 1000 m2 going from the road to the sea.
The house is approx. 230 m2 on 2 levels. It was build in 1998/1999.
The main level is composed with an entrance directly into the living and dining area , a small corridor ditributes 3 bedrooms ( two double and one single) and one bathroom,
On this floor, there is also another large bedroom with its private bathroom.
All the rooms on the main floor are equiped with air conditionning.
The kitchen is on the side of the living area with a window onto the covered terrace
There is a very large terrace, closed (60 m2), on the sea side ; it is really the living area where we spend most of the time with a fantastic sea view through the large transparent full width window.
Few stairs on the side of the house are heading to the bottom floor. on this floor a large garage facing the sea can be used to store all the sea equipment and/or a small fishing boat.
Aside this garage a small independant apartment is facing the sea with its nice terrace.
This appartment has two main rooms and a large bathroom.
The bedroom is equiped with 3 beds and two spare beds can be put in the other room , we choose to organise an independant sleeping studio for all the kids of the house.
But it is fully equiped and can eventually be rented separatly.
There is no car parking or garage on the plot and this will have to be made, on the road side; it is quite affordable to built such a parking, and there is plenty of space on the plot.
Depending on the size of the parking required, no licence is needed.
An outside BBQ is also availbable.
The house is equiped and organised to receive up to 12 persons for holidays with very large volumes adapted to european style of living
The sea access is just in front of the house, within few others steps and path
The sea access has been nicely landscaped, it has a mooring deck for diving with a swimming pool lader and a smooth sea access for youngers.
It is really a fantastic and very rare position, first row to the sea ; very hard to find in western europe and often hardly accessible in terms of price.
It is important to know that the urbanistic plan in croatia has changed in 2010 and has voted for the next 15 years and the side side is not anymore constructable within a distance of 70 meters from the sea ( except the pre urbanized zones). So this position will become more and more exceptional and rare.
The house in situated on the island of Korcula within a short driving distance from the cities of Blato and Vela-luka.
The city of korcula is within 30 minuts of driving distance.
There are 3 mains ways to access to the island of korcula ; via Dubrovnik and with a two and half hours drive ( including a 15 min ferry from Orebic to korcula ) or via Split with a two hours car ferry transfer directly from split to the port of vela luka.
The third way consist in taking a sea plane nearby split airport and within a 20 minuts flight land in vela luka arbor.
It is a little more expensive, but very conveniant for short term trips.
The water here is very clear and transparent all year. There is a special gulf stream in this area of the island that provides a warmer water, even warmer than on the south coast or anywhere else on the island , by 3 or 4 degrees all year long.
In the summer time the weather is very sunny, mediteranean type , with very little rain.
Around 30/33 degrees in july and august , but it is always nice as the sea brings a little sea wind that cools up the air.
The water is around 26 to 28 degrees all summer long.
