The house (type “holiday villa”) has a residential area of 168,67 m2 and a garden of 162.69 m2. It is located in a residential street, near town center, that connects two main roads of the island. House is 50 meters away from these roads. It is separated from the northern street (where there are shops, restaurants etc.) by a row of houses and from the southern street by a row of gardens.
Location is such that at the same time the owner has easy and quick access to the town center (5 min walk) and the harbour (less than 10 min walk) but far enough from the town noise of restaurants and other summer events, so the nights are calm and peaceful. Paved road leads down to the beach, which is only 5-8 minutes walk so it is not necessary to use the car.
The house is connected to 3 other houses as is usual in urban areas in Dalmatia. The reconstruction and adaptation took place in 1985 of old building which retained the original spatial concept while moderately using modern details and solutions. High fence to the road with a similarly high door provides privacy of a typical Dalmatian courtyard. The courtyard is paved in stone and from here you can access the interior of the house as well as the south covered terrace and the upper terrace which is connected by stairs with the courtyard. In the yard is a small garden with tangerine, lemon and pomegranate tree. The entire courtyard is covered with trellis (pergola) grapes.
The exterior of the house is partly made of stone in the manner of the old stone houses and partly plastered. The interior is classically designed taking into account the formation of pleasant living area, a spacious living room and three bedrooms. Two bathrooms, one on the ground floor and the other on the first floor provide additional living comfort. Living room on the ground floor leads to a large covered terrace that provides a pleasant living all year round regardless of the weather. In front of the terrace is a small garden with olive trees, lilac and a large fig tree.
The upper terrace is partly covered. It is accessed from the hall of the upper floor, and has access to the outside stairs of the courtyard. Because of its eastern and southern orientation the mornings here are beautiful. At the same time its eastern orientation enables a comfortable stay during the hottest summer days. The eastern, covered part of this terrace connects to a large open south terrace from which you have an open seaview. Terrace fences are a traditional low Dalmatian stone fences where it is possible to sit. All this makes for a compact, comfortable and relaxing environment.
Furniture of the house has been completely preserved and follows and complements the architectural style of the entire building.
With a minor construction intervention, the house is easily converted into 2 apartments (conceptual design available free of charge to the buyer).
House has telephone connection and it only needs to be connected to the public water supply. All the installations are present and connection of the other houses in the village is in progress.
